Why work with a realtor when buying or selling a home – Specifically Me

This is a question that is understandably on the mind of many homebuyers and sellers. With the significant rise in online services that assist homebuyers and sellers with the process of selling or buying a home, many people are misled into thinking that they can do it themselves. It’s easy to underestimate all the activities it takes to buy or sell a home. From marketing and lead generation, to open house marketing and vetting buyers, the sale process must be comprehensive to be effective in this active market.

First of all, the leg work, calls and other work that a Realtor does when acting as a buying agent is essentially free to you as the buyer. Using a Realtor when buying a home is a no-brainer. The seller pays the commission when you buy a home.

On the other end of the spectrum, as a seller you could try to sell your property on your own, but selling a home takes time, local knowledge and negotiation skills that many home sellers do not have or do not have the time for. In fact, a recent study indicated that For Sale by Owner homes fetched about 30% less for their owners than agent-listed properties. Here are a few highlights as to the general value of a realtor, but with specifics added for what I bring to the table.

This is one of the most obvious things that show the value of realtors. A Realtor helps take the burden of the process of the transaction. Take for example if you are selling your home, as your Realtor, I will market your home aggressively through all channels, using techniques to make the place look great, take quality professional photographs, and of course vet potential buyers to ensure that you are dealing with only qualified prospects. Similarly, when you are planning on buying a home, I will ensure that I find homes that meet your requirements, get appointments to view the home that fit your schedule, and help point out neighborhood/local points of interest.

2.       Negotiation benefits

Negotiation is a skill…a very important skill for Realtors as I believe that everything is negotiable. I, as your Realtor, will have your back whether you’re a buyer or a seller. I believe in transparency, and honesty with my clients. As a Realtor and CPA, I have I am legally obligated to put my clients’ best interests first. Once we’ve found that buyer or made an offer with a seller, I will negotiate counter-offers, track the paperwork, and guide you through the process.

3.       Handling contracts and paperwork

Paperwork, paperwork, paperwork! As an experienced Realtor, I handle, and meticulously track, all the paperwork for the transaction in buying or selling a home. Contracts, with the various addendums can total 10 plus pages.  I, as your agent, am familiar with all the required paperwork to get you into your new home or to sell that home that you need to move on from. Consider this, some mistakes or omissions in these documents can cost you as much as that commission you were trying to avoid paying—or even far more.
